Size and Location: 3,000 acre ranch located in the state of Coahuila, Mexico; 20 miles northwest of the Columbia International Bridge and Approx. 37 miles northwest of Laredo, Texas. It's about a 20 minute drive to the gate once you cross the border. The ranch has about 1 mile of frontage with Highway 2. The east side of the ranch is bordered by the Rio Grande for about 4.5 miles with unusually nice views. Vista Verde neighbors the famous Los Apaches Ranch to its south which is well known for its amazing dove and white tail hunts. This ranch is almost completely high-fenced. Land and Vegetation: Great variety of topography from rolling hills to flat lands with a variety of soils that supports the diverse brush and native grass species of the area. This includes big trunk mesquites, black brush and guajillo all good for growing trophy whitetail bucks. There are two low-lying creek areas. An island is tucked into the west side of the Rio Grande giving the ranch an additional 168 acres of land that sits within the boundaries of Mexico and has been granted to Vista Verde by the International Boundary and Water Limits Commission Improvements Main House and Garden A beautiful 4000 sq ft., ranch style home was built in 1997. It's fully decorated with central air conditioning, 2 bedrooms and 2 baths, a large kitchen, 2 big common living areas with very high ceilings. It has a huge covered porch complete with built-in chimney/grill. The inside and outside of the house have a music sound system. This is a great place to getaway and to entertain large groups of friends and family. The house is landscaped with Palms and Bougainvillea, and sits on the edge of a giant 6 acre manicured, irrigated garden filled with an abundance of Live Oak, Ash, Sycamore, Elm, Pecan, Red Ash and many varieties of Palm Trees. The garden surrounds a manmade stock tank of hybrid bass and catfish and has its own little, round island complete with a palapa/gazebo accessible by a concrete wooden bridge. Guesthouse: An unfinished guest house of approx. 2,000 sq ft with a completed concrete frame sits just behind the main house. Barn/Storage/Living quarters A very large open metal barn sits across the stock tank from the main house. It has a complete 2-story apartment for cowboys and caretakers. The barn is also used for equipment storage and as a workshop. Cattle Facilities: Behind the barn are the cattle pens, all made from steel pipe and include a cattle dipping bath, squeeze chute, loading ramp and scale. Electricity: The ranch has 5 electrical intake units providing plenty of electricity to all structures and it has the potential to provide power all over the ranch. The house, additional living quarters, the work areas and the huge garden are all well lit. The water and irrigation pumps run almost continuously without electrical problems. Irrigation: This ranch is well irrigated. There is a 100hp centrifugal pump with capacity for 1,200 gpm and a 25hp hydro-constant high pressure water pump. The pumps fill a 200,000 gallon capacity water tank that is then filtered with a Culligan water treatment system for domestic use. The ranch has complete water service and plumbing to the main house and caretakers' apartment. There are 4 Valley center pivot systems which irrigate 370 acres for cattle/deer grazing. There's an extensive network of underground waterlines which service 19 concrete water troughs all over the ranch. There are two fishing tanks filled when necessary from the river. The ranch has water rights as assigned to it by the National Water Commission of Mexico. The current title of the concession has been granted for 20 years and expires October 20, 2020. It is transferable and renewable. Communication: There is currently good reception for cell phone communication due to the close proximity to U.S. and Mexican towers. Water: This ranch has plenty of water considering the often arid conditions of the region. It is bordered by more than 4 miles of the Rio Grande, a section of the river that has unusually good quality water. There are two additional tanks and two large creeks. Wildlife: The ranch has not been hunted much in the past 5 years and it has the potential to be a great place for quail and dove hunting as well as wild hog and definitely whitetails since it is located in the famous Golden Triangle. Turkeys are spotted regularly as well as bobcats, javelins, fox, coyotes, and the occasional mountain lion. There is also a large variety of ducks, geese and other waterfowl. Equipment: The ranch is complete with lots of good equipment. A 2005 4X4 John Deere Diesel Gator, a 2005 John Deere Diesel Grass Mower, two 1086 International Harvester Farm Tractors, agricultural equipment for disking, plowing and broadcasting, a Ditch Witch trencher, a 2000 Dodge truck with fuel dispenser and two irrigation P180 reels. |
